Stucco Maintenance in Arizona
Keep your stucco looking great and lasting decades with these straightforward maintenance tips.
Stucco is one of the most durable exterior finishes you can put on a home, especially in Arizona's dry climate. With basic maintenance, your stucco should last 50 years or more. Here's what to do and when.
Inspect Twice a Year
Walk around your home in spring (March-April) and fall (October-November). Look for:
- - Cracks (especially around windows, doors, and corners)
- - Discoloration or water staining
- - Areas where stucco sounds hollow when tapped
- - Gaps at joints, trim, and flashing
- - Efflorescence (white powdery deposits)
Cleaning Your Stucco
Annual cleaning keeps stucco looking fresh and prevents dirt buildup from trapping moisture.
Do: Use a soft-bristle brush with mild dish soap and water for spot cleaning. A garden hose is fine for rinsing.
Do: If pressure washing, keep it at 1,500 PSI or lower and hold the nozzle at least 24 inches from the wall.
Don't: Use a wire brush, abrasive cleaners, or high-pressure settings. These damage the finish texture.
Don't: Spray water upward under horizontal joints. Water can get behind the stucco.
Crack Repair Timing
Seal cracks before monsoon season (by late May/early June). Monsoon rains can drive moisture into cracks, causing hidden damage behind the stucco. Spring is the best time to address any cracks found during your fall or spring inspection.
Hairline cracks (less than 1/16 inch) are cosmetic and normal in stucco. Cracks wider than 1/8 inch, or cracks that grow over time, should be assessed by a professional. They may indicate structural movement.
Repainting Schedule
Plan to repaint stucco every 5-7 years in the Prescott area. Arizona's intense UV exposure fades paint faster than in lower-elevation areas. South and west-facing walls fade fastest.
Use 100% acrylic elastomeric paint designed for stucco. It expands and contracts with the stucco, bridging small cracks and providing UV protection. A quality paint job is one of the best things you can do for stucco longevity.

Chalky Residue
White powder when you rub the surface. The stucco or paint is breaking down and needs recoating.
Soft Spots
Areas that feel soft or crumbly indicate moisture damage behind the stucco. Needs immediate attention.
Bubbling or Blistering
Stucco pulling away from the wall. Usually caused by moisture trapped behind the surface.
Spreading Cracks
Cracks that grow over weeks or months may signal foundation or structural issues.
